Here’s how to structure a personal letter to include in your offer.

In a red-hot seller’s market like this, there’s one thing buyers ask me all the time: “Should I include a personal letter in my offer?” The answer is yes—including a personal letter in the offer you make to a seller will give you an advantage over the other offers they may be considering. Under current market conditions, that seller probably has three or four other offers on the table to review.

Here are a few tips to structure your letter:

1. Put yourself in the seller’s shoes. Try to think about what you’d want to hear from the most ideal buyer for your property.

2. Think about any common interests you and the seller may have. You can use these interests to build a connection.

3. Add a picture of you and your family. Try and include any four-legged family members as well!

4. Keep it short. One page is all you need. Remember to stay positive and have someone else do the proofreading. Above all else, don’t include any remodel plans you may have.
