Here are the five things you should and shouldn’t do in this market.

I’ve been in real estate for over 30 years. In that time, I’ve learned that every market has its do’s and don’ts, and today I’ll share my top five don’ts in this seller’s market:

1. Don’t overprice your home. This is the biggest mistake that I see these days. Buyers and their agents can tell when a property is overpriced. This may cause your property to sit on the market longer than it should, and a property with an abnormally long market time will end up with a lower sales price.

2. Be cautious of who you take advice from. Stop listening to your uncle Fred who has sold three homes in his lifetime. Follow your Realtor’s recommendations and don’t underbid on your initial offer. You won’t get a chance to come back and make a second bid in this market.

3. Ensure you understand your contract. You’ll be legally bound by this contract, so you really need to know what’s in it. Ask questions.

4. Be honest with your Realtor. Make sure they understand all your needs and wants for your new home. Don’t wait until you’ve signed the contract to share all the little details with them.

5. Choose a Realtor carefully. Just because someone says they’re willing to reduce their commission doesn’t mean they’re the best choice or even qualified to negotiate on your behalf. This is a tricky market with lots of moving parts. You need an experienced Realtor to represent you.
